From Demolition Material to Energy Efficiency

Starting Point
The property Annabergweg 14 is a building from the 1930s that underwent extensive renovations in 1945. This renovation involved not only alterations to the building’s volume but also the replacement of the severely damaged roof structure. The renovation at that time was carried out sparingly due to financial constraints after the war, which meant that while the house was very well maintained since the 1940s, no significant upgrades were made.
Challenge
The building’s energy standards no longer met current requirements, and its structural condition was classified as ready for demolition. The belief that demolition was no longer appropriate, along with the emotional attachment of the owner to the house, made it clear: demolition was not an option. Therefore, it was crucial to handle the existing structure with care and develop a modern approach.
Contemporary Renovation Concept
The renovation concept includes a comprehensive energy-efficient refurbishment. This involves adding external insulation and installing new windows to sustainably reduce energy consumption. The roof will be enhanced with external rafter insulation and newly covered, thereby increasing the overall energy efficiency of the building. Additionally, a modern air-source heat pump will be installed to ensure long-term heating supply.
To improve the appearance of the property, the entrance gate has been redesigned in a modern style. The balconies will also be renewed in the same style, creating a harmonious and appealing overall impression of the project.
Notably, the impressively efficient execution of the renovation deserves mention: the entire project was completed within just three months. This was made possible through close and uncomplicated collaboration among all trades as well as planning, construction management, and owner.
