Dialogue between the natural and the built environment

Change in the development plan:

 

This development is a departure from the original zoning, which only allowed for a single use of the unit. Since the client intended to build a semi-detached house, re-zoning was required in order to accommodate the new program. Despite these changes, it was crucial to maintain the public roads and paths accessing the site were to remain in tact, as was detailed in the development plan. According to Section 2, Paragraph 7 of the Measures Act for the Building Code (BauGB – Measures), the changes were carried out using the simplified procedure in accordance with Section 13, Paragraph I of the Building Code

 

Urban planning justification:

 

The repositioning of the two semi-detached houses is based on the idea of ​​abandoning the principle of sequence in this heterogeneous settlement structure and instead creating a two-story building block facing Voglherd. The ground-level garage attached is attached on the side, forming a courtyard that creates a smooth transition from the public and private spaces without being fenced in. The garden facing side of the structure absorbs the contour lines of the steeply sloping terrain with its convex bend, acting as an extension of the topography of the terrain through its terracing, resulting in a symbiotic dialogue between the natural and built environment.

 

 

Planning concept:

 

The two semi-detached houses are based on a room volume with an attic height of an average of 7.50 m, based on the street level of 479.40 m above sea level, with the two attached double garages with a wall height of 3.50 m with their floor level directly on the topography of the passing ones Answer the street “Am Vogelherd”. Access to the houses is via the respective garage forecourt, from which distance steps or ramps, which are integrated into the forecourt design, navigate the differing elevations of the houses and their respective garages. The upper floor is set back from the ground floor, which in turn is set back from the basement, so that a charming terracing effect takes place on the valley side, which is intended as an amenity seating area for the residents. Both the roofs of the two semi-detached houses and the garages are designed as green roofs.
